The Art of Asphalt Maintenance: A Guide

Asphalt maintenance is crucial for prolonging the lifespan of your pavement and ensuring it remains safe, functional, and aesthetically pleasing. This visual guide will walk you through the basic steps necessary to maintain your asphalt, helping you protect your investment and keep your pavement in top condition.

1. Regular Cleaning

  • Description: Begin with regular cleaning to remove debris such as dirt, leaves, and chemicals that can damage the asphalt over time. Use a stiff broom or a blower for dry materials and a pressure washer for stains and spills.

2. Sealcoating

  • Description: Apply a sealcoat every two to three years to protect the asphalt from water penetration, oxidation, and the sun’s UV rays. Sealcoating also restores the original black color of asphalt which enhances the appearance of your property.

3. Crack Filling

  • Description: Address cracks as soon as they appear. Clean out the cracks with a hose or blower, and then fill them with a rubberized asphalt crack filler. This prevents water from penetrating and causing further damage through freeze-thaw cycles.

4. Pothole Repair

  • Description: Like cracks, potholes should be dealt with promptly to prevent expansion. Clean the area, remove any loose material, and apply a cold asphalt patch. Tamp down the patch material until it is compact and level with the surrounding surface.

5. Edging

  • Description: Keep the edges of your asphalt free from overgrowth and debris. This not only helps in controlling the ingress of plants but also prevents the edges from crumbling over time.

6. Inspection

  • Description: Conduct a thorough inspection of your pavement regularly or hire a professional. Look for signs of distress, including cracks, potholes, fading, and drainage issues. Early detection leads to easier fixes.
